We are re-writing our association handbook to be more "user-friendly." Does anyone have a good definition, purpose, or description, of what a warranty deed, the bylaws, and an articles of inc. legal documents are?

We would like to preface each of these documents with a general explanation of what the purpose of the following horrible document is. As we've seen with most legal documents from other neighborhoods, they are written in legalese that is terribly difficult to understand. We will be summarizing each doc after we provide a general explanation of what it's purpose is.

Any comments/suggestions would be greatly appreciated!

While I commend you for taking this on, based on past incidents in our HOA, take extreme care. Be aware that You can't cover all the bases - and you'll miss something or could misinterpret something that will surely come back to bite the Board or the Association at a later date.

I would strongly recommend you preface your handbook with something to the effect that the Covenants, By-Laws and Articles of Incorporation ARE the governing documents for your community and that the handbook is being provided as service to the homeowners.
