Hello all. I respect all the collective experience you all have in the area of HOA management and seek your input. Our community deploys a new 3 year old 2 wire Tucor RDK controller, 2 wells ( 2x 3/4 HP submursable pumps), 73 homes each on less than 1/4 acre. Our HOA deploys 100 zones or stations that control <75 home lots and approximately 9 common areas or lots. For proper homeowner spray coverage, there are approximately 648 Rainbird rotors and 720 misters. For common areas, the actual rotor and mister count is not clear but is estimated at 65 rotors and 100 misters. Therefore the total estimated rotor count is 713 and 820 misters. Our community is in south east north carolina where lightening and strong storms are typical if not hurricanes. We are a new HOA, establishing a community, HOA procedures, web presence, and establishing budgets (and corresponding HOA dues) for irrigation and landscape.

Would you please help me understand what is a typical yearly irrigation maintaince cost for some equivalent communities. What are typical failure rates, rotors, decoders, solenoids and seasonal costs etc.?

The company that installed this would be able to tell you the schedule for maintenance, replacement or repair costs.

Hi Richard:

I would also suggest you check with any neighboring HOA's of equivalent size. This is something I did and had some very good feedback regarding costs and any problems they had encountered in the past.
