I got this unit/townhome in 2000 located in Florida, the whole unit section have not been any re[air/maintence since I got this unit...maybe a few panels where replaced....they have never been pressured washed never been painted, they only have been stained and never restained since I have been here.

My main concern is that the outside which is T1-11 and the wood is starting to look very weathered and cracking....etc....if there is any moist inside the walls or any damage inside the walls they will tell me IM responce for the inside......well if they are not keeping up with the outside of the units there wouldnt be any issue inside of the walls.

The president of the association keeps stating that theres not enough money...they have fix some of the units two years ago..but not the others....this is an on and on situation....IM really concern what these units are going to look like another 5-10 years...espacially that they was never painted only stained....and in the declaration it does not mention anything about stain...it mentions about painting the units.

I feel we are paying too little monthly fee....think it should be raise to at least 40.00 additional more...but the president of the association declines it.....dont think its all her to make the decision.

We have 28 town homes and we pay a monthly fee of $98.38...which it include the lawn service matience of the outside of the units.

Meeting coming up soon any suggestions/ideas? please let me know how to get this resolved.

Do you have a reserve fund?

John06: Yes we have reserve funds...but not much...not enough to do all the repairs and to paint all the units.

The association has not even did any cleaning of the gutters...president of the association states the homeowners can clean themselfs.....mean while we have plants growing out of the gutters.....bylaws states gutters are to be mainteance by the association.

I can see you have reason for concerns, but it shouldnt be over paint vs stain. Stain is fine, it also repels water. I actually prefer color stain's vs paint. It just fades vs paint which flakes/chips.

In reading your concerns, I also wonder about the condition of your roofs. How old are they, when will they have to be replaced, and are the reserves even taking this into consideration.

Roofs the association does not cover major roof repairs......so homeowners are responce for ther own roofs.

Gather enough like minded homeowner's and recall / replace the Board with homeowner's willing to step-up and invest a little time in their community to protect their homes.
