I am on the BOD of our older Condo Community in MI. Currently I am toying with making a presentation to the BOD and our co-owners to build a community clubhouse.

We currently have a pool and a poolhouse, which does not even start to act as a clubhouse. As we are a older community (built circa 1975), we are facing issues with much newer condo communities and property values and I think it would add to the community as a whole, as long as it is done correctly.

I wonder if anyone has had any expirence building a clubhouse for an existing condo association, and any potential effects on the overall property values. Also, has anyone any expirence with the higer end 'modular' buildings.

I think the question you should ask is "if I were interested in buying a condo in this neighborhood, would a clubhouse have any affect on my decision to purchase and live here?". Also, you may want to send out a survey to existing residents asking if anyone would use the clubhouse and would they support the higher dues related to the expense of owning an additional building. If the majority of people say no, then the added expense and higher dues may not be worth it.

You might want to check the second page here - topic "modular building for clubhouse" for some ideas. They've done the homework on the structure, and may be willing to send it to you separately.

You're going to have a hard time selling this, so the survey is critical.
