I have just run for and been elected president of an HOA board. The former president passed to me a box containing all of the correspondence, miscellaneous paperwork and documents from the last 15 years and wished me good luck. There is nothing amidst this mound of paper which would indicate to me any elected members responsibilites and/or duties. I want to be sure to do my job properly, and at the same time make sure anyone else on the board is doing their job properly which includes the Vice President, Secretary, Treasurer and Directors. When the next President is elected, I plan on handing him a much more organized mound of paperwork, which should include all Board Members responbilities. Does anyone have a set of documents which would provide this information?

Hello and congratulations on your new position. I too was handed a pile of paperwork.
The only advice I can give you is that the more you find out, the more you proably will need to start over.

There is much to be done, it is a great learning experience. Much information is on the CAI network site, lots of reading is helpful.

In addition to the great ideas you'll get from this forum also you might want to invest about $ 8 - $ 12 in the book called "The Homeowners Association Manual by Peter and Marc Dunbar Esq., its generic but has some great info.

I can feel your pain with the lack of communication during the transfer of board members. As a suggestion, I faced the same thing when becoming the treasurer of our BOD. I have since put together a "Board Book." Which has all of our current policies, governing documents, etc.. and an explination in the form of a policy and procedure for the things I do.

I hope this makes it much easier when I eventually exit the scene. You would be amazed how much I have used the same myself! We are also creating the same for each board position and general board members. Call it required reading when new board members are elected...

We will see how it works out. Just a suggestion.
