Our condominiums were sided with white cedar about 23 years ago. They were never treated, have been secured incorrectly and are just about falling off and need to be replaced. Previous board members only gave an option for red cedar or cedar impressions. Then later board members gave an option for power wash and stain, which the majority voted for. After going to bid we have decided this is not an option since no contractor met our specs. I think by going with regular siding we could keep the cost down a bit. The association does not have the money to do this so a loan will be taken out and owners will be assessed their portion of the loan.

Has anyone been through this? What options for siding did you look at and go with? Many of the owners and board members like the look of the wood, but as a board president looking out for the community now and well into the future I feel we need a cost effective maintenance free option. Any suggestions or information is appreciated.

Here's some data from an analysis I saw recently.

(Costs are retail list for materials only.)

- You want to maintain the look of your community at the lowest cost (installation and long term maint.)

- Cedar is getting harder to find and more expensive (~ $400 per sq. for unstained boards only)

- Cement composite (Hardie Plank) is about $333 per sq. for primed boards. It's a popular option for new construction so contractors may be very busy and hard to schedule.

- Quality of vinyl siding varies greatly. Look at gauge, reveal width, style, color and cost. Matrial prices range from $90 - $160 per sq.
