Renters moved in below me two flights down. They have been a pain in the backside, partying, bringing a dog into the unit the landlord doesnt know about... parking diagonally across my parking space to accomodate his suv, and leaving it almost impossible to park due to the car impending over the line sometimes to a ft or so.

the homeowner was given a letter of complaint and came to our hoa meeting. She didn't offer excuses, but looked for solutions. She told us her tenants' frient who was causing the ruckass is gone.

No, he isn't. It's been two weeks and we still have had a dog barking until after 12 md and the famous suv with drunken style parking happened again.

My next step is to notify the pm again.. this time it's to fine the homeonwer.

Why are people just so ignorant about rules? When money is involved.. they wisen up?

Barking dog issue can go to municipal enformement agency.

Take a picture of the over the line, parked sideways SUV. Submit to the board and ask for (insist on) action.

What has the HOA done in the past about parking violations?

I must ask, is it a CCR violation to park over the line in a parking space? This issue was discussed several weeks ago. IMO, this is a problem between Francesca and her neighbor and not a board issue.

Yes.. it is an ccr and issue Ms Mary! According to our documents our parking spaces are our private property. The gentleman who keeps parking his suv over the line can be towed.. according to our docs. I don't want to take it there.

The gentleman who keeps parking his suv over the line can be towed.. according to our docs. I don't want to take it there. Our board's response is that it is a violation of our cc&rs and are trying to enforce them without having to call a tow truck. At this time... the home owner has been fined.. $100.. and this is accordance to our governing documents.

Thx for the clarification -- very interesting.

BTW, are you from the south? It's a southern custom to precede a ladies name with "Miss". I might add, a custom I find quite enchanting.

There is a quick solution to the parking issue. Put a note on the vehicle indicating that the next time it impedes on your spot it will be towed and mean it. Few people will do that more then twice. Something about the hassle and expense of retrieving a vehicle that has been towed....

Clearly being nice is not working. If it doesn't then don't keep trying it. Shift to being strict. As for a dog barking at night, that is also very easy. Few people will care for more then a single visit from the Police over the issue.

I think from the OP we can assume this is a condo (apt two flights down). As such the parking spaces are limited common property and assigned for specific units. If the Covenants refer to this assignment, I belive the Condo management should do the calling of the tow truck and the problem with the dog and also the follow up of any action, which could include fines. etc.

I have had this discussion with my Board and they like to say it is an owner/owner problem, I don't think so and would expect the management to handle problem. If the dog is there illegally, it is an management problem to correct, if the dog is there legally and distrubing the owner in his unit by barking the resolution should be between owners, if unresolved, then the Board takes over. If the dog should bite the other owner on common property, then, the authorities should be notified (police), a report filed and the management better step in and also file a report and provide details to the Board with copy of Police report.
