A President (Jack)in a HOA down the street started a multiple association consortium last year with the 4 condo asociations in town joining. He just called each President and asked if they were intereseted and voila, here we are a group of five.

Jack and I were/are members of CAI already so we knew the value of education (in the running of associations). None of the other three belong yet. Jack did host a big CAI event at his club house which was very well received.

I do know that our new management company, along with our other vendors, are quite interested in the fact that we have this consortium.

One funny thing is that two associations not only have the same management company but same manager. At one complex the board loves her and the association happens to be in great shape physically, financially and mentally. They feel she does a very good job. THe second complex down the street dislike her, the owners feel she never returns their calls, certain vendors don't like working with her (same reason). This second association just had an annual meeting which was rather vocal, with two long term members not being re-elected.

At this point we get together 4 times per year and I enjoy it immensely. We started with only President's and one other member invited but now it's opened to whatever board members want to come.

To be honest, a couple of the associations are in denial as to their fee rates, they are now 20+ years old and have no funds for Capital Improvements. They are getting quite the education from our group meetings.

At the end of our first meeting at the clubhouse I asked Jack if our board could hold our monthly meetings there and now we do. It sure beats meeting at the YMCA and sitting in youth chairs with a jazzercise class going on in the next room. :-)

Jack and I confer on many topics by email and phone. I do confer with another President as his association is just about as old as ours but they are the epitomy of the perfectly run association.

Nothing but good comes from the alliance, it might be humbling to some boards that find they're not as smart as they thought in regards to running their associations but, "Hey, that's life".

Kudos to you and Jack! THis is a wonderful and quite invaluable to all the board members of the HOAs in your area. I live in a very large community that is comprised of quite a few HOAs. For a number of years all the board pres' got together to compare notes but in recent years that has ended. I know my board Pres. would like to continue these meetings, but even with board members there is often some apathy. Keep up the good work!!

Collaboration is THE key! Good for all of you to network and share the good experiences and the lessons learned.

Things are quite different from 20 years ago. It is great that you get to see some complexes that have a long and successful history and they get to see what's up and coming.

I found it interesting in the two views of the same PM. That just reaffirms my feeling that the total dynamics of the complex needs to be looked at when discussing issues involving Boards, PMs and Homeowners. There's always the other side to the story . . .

I also was struck by the differing opinions of one manager by two different associations.
Of course there could be lots of reason for this but if you look at the differences of opinion within a single association you will find they are varied as well. Apathy again can play a huge part in the preception of the performace of a manager. Time certainly, absentee or full time resident is big time differences. The BOD contributes also as do other things I forgot to mention. But I have found a subtle change comes over the association when as a whole they gradually sense the honeymoon is over and the business demands of the day to day operation takes over. This can take take fairly quickly and the change seems to be evident among those full time folks and the absentee owners that tend to spend considerable time in residence. I have hear remarks from disinterested owners, when a management change is made, to the effect they didn't know or felt there was any problem.

But, have no doubt the manager can set the tone in the association and odds are the association will wait way to long to make a change because of all the above reasons. IMHO

Association number 2 fired one management company several years back supposedly due to the fact that they didn't like them. I heard from others that the manager kept telling them that they were fiscally in trouble and that they needed to raise fees. The board didn't think so. Well now they are in financial trouble.

The relationship can be difficult with the current manager due to the fact that she can't get items fixed due to the board not letting her do the job by not having the funds. Hence she (the manager) ducks owners calls. It can be a vicious cycle.

I'm sure the manager isn't having any fun either.

She'd much rather work with the association down the street.
