I live in a small association within a much larger master association. We have been told that our builder is close to turning the smaller "association" over to the home owners (about 53 homes). None of us have a clue as to what we should do next. Example: We were told to come up with a "punch list" but do not know what should go on one. My question is , is there a book or information on taking over an association?

I can only share with you an experience 33 homeowners went through in South Florida when we separated from a larger association of 253 homeowners due to covenant expiration. We filed all plats with our county public records office after first incorporating a non-for profit "homeowners association," comipiled by-laws and covenants that could withstand Florida state statutes.
