Maybe someone can provide some insight;

Maybe I am just not seeing/finding it, but I have read the Florida Sunshine Law concerning open government, and as far as I can tell these laws only concern Goverment and state agencies. Do HOA's fall under these laws? Although, these rules/Laws should no doubt be applied in principle; are HOA's bound by them?

BobbyC - Accept in a case where the HOA or COA provides some kind of oversight with local government, no Florida Sunshine Laws absolutely do not apply to HOA's or COA's. Many think they do, they do not.

What are you after?

FL SS720 provides member access to nearly all of an HOAs docs.

Florida Sunshine Laws DO NOT govern HOAs run under Statutes 720. EXCEPT where there is an issue concerning building and or permits where the County and the HOA have an interaction. There are 2 statements in the Sunshine Laws which exempy the HOAs.

HOAs are not "governments". They are private corporations.
