Our building is over 40 years old and we are having problems with leaking and, in one case, a pipe bursting in the wall of one of the units creating $17,000 worth of damage to the unit and its contents.

The board has voted to re-pipe the building. We are also planning on recarpeting, re-painting which is also needed.
Unfortunately our reserve fund is not that large. And, so the board has voted to try and obtain financing.

Has any other association been in a similar situation where they have had to obtain outside financing? With which California banks or lenders have you been able to obtain financing?

I see that National Community Bank is an advertiser on this site. Has anyone worked with them?

Wasn't this covered by insurance?

Susan,

We have to call a problem at least once a quarter due to a leaking pipe.
So, the majority of the board feels that the pipes need replacing.

Of course, the association has to approve the project.

Just curious what piping are you planning to replace?

Water? Heating system?

What material is the pipe you are replacing?

Has anyone determined why the pipe is failing so often?

Is the pipe itself failing or are the joints failing?

What type of building do you have? Number of units? Number of floors?

Do you have an estimate to do this work?

And finally who suggested the solution was to re-pipe the building?

There are many 40 year old buildings and older that have not required the replacement of the entire plumbing system I wonder why your buiulding would need to do so.
