I am a board member of the association. We have a few unit owners who are constantly giving late maintainace checks (after 10th). Sometimes they forget to pay and treasurer has to call up and remind them.

Does anyone have a composed letter for such kind of warning?

I am new to all this kind of enforcement laws. I don't want to be harsh on anyone as I want to maintain the good relationship. We are a very small association with unit 12, handled by unit owners. Please send some sample letters.

This is our OFFICIAL notice sent by e-mail:

>>>Re: xx HOA Notice

Dear xx HOA Member:

Our records show:

1) The HOA did not receive your most recent quarterly dues within 30 days of the due date.

OR

2) The HOA has a different issue to bring to your attention.

If #1 is applicable, please forward your payment of $228 plus a $20 late fee to: xx PO address

If #2 is applicable, the issue is described as follows:

Thank you for your attention to this matter. Please reply to the Sender with any comments or questions.

Having said that, we've never used it. Rather, I, as S/T, notify our Prez, who then sends a friendly reminder in his own, personalized language.

So far, this tact has worked every time, though rarely used. 2nd Q we had no delinquencies, and this Q only 2. We have also granted our Prez the option of waving the first monthly late fee, which he has always done.
