Our HOA is having a problem with about 4 homeowners paying dues. One is two years behind. We want to notify thier lender of the problem and another thing it seems as if the property has been abandoned and not being kept up. Property has passed through many lenders over the past 4 years and we have not been able to locate the current lender. where can we research to find the current lender? Is this just a title search issue?

Should be all part of the real estate records at the county....have you liened the property? Do your documents allow you to foreclose?

Each time the mortgage passes from one lender to another a document is recorded with the Co. Recorder. If those records are online you can do a search by property owner name. If not, you can go down to the recorder's office. However, be prepared for some work; it's not always an easy task. Oftentimes the lender changes yearly! Also, if you have the name of one lender a phone call to that co. many produce the name of the subsequent lender, and so on. . .
