Hi! I would like to hear from Members of condo associations in the Western Mass area to get your opinion on self management, on-site management, and outside management agency. The owners of our develpment will become the Association soon.
We need to make an informed decision which way to go.

AS4 - Any reason why you've limited your inquiry to only western Mass condo associations?

Regardless, how many homes are in your association, what are the amenities, do you own your own roads, or are they deeded over to the town?

Do your documents require in any way that your association must be managed by an outside agency?

Actually, I don't want to limit opinions to Western Mass. All opinions are welcome. Thanks for the eye opener

Amenities: single car garage; single parking space for most units; full basements; fireplace; decks; small club house; gazebo; gas heat; central air.

No our roads are not deeded to the town.

AS4 - How many townhouses? Snow removal, and the repair and replacement of your internal roadways is therefore the responsibility of the association to budget for?

GeraldT4, we have 24 townhouses. A Landscaper is paid to do the snow removal, leaf collection lawn care & road repair. How does a maintenance cost of $14,681 sound to you for the year ending December, 2007? This is the first statement of Income I have ever received from the developer since we moved here in 2005.

AS4 - Your decision to hire an MC depends upon the owner's ability to volunteer to do all the tasks the MC will do. FYI, the association income needs to cover the repair and replacement of all the common elements of the COA. This includes the roadways, lawns, driveways, townhouse units as described in the governing documents (vinyl siding, roofs, gutters, leaders, walkways).

I'd like to see that itemized out . . .

Just from the conversations we've had with our Road Committee, just patching roads can be very expensive. Snow removal is anyone's guess - secret is whether to pay by the plow or an overall seasonal bid. We pay $4,000 for 7 miles of roads within our sub. just for snow removal/salting.
