Wrote to management to Request to reveiw books. managemnet responded let her know, what to prepare so she minimize the cost to the association, and time, and be fully prepared.
How are we to know what & why she is charging without seeing a contract.We only want to reveiw.Can she charge the association if it is not in contract? We are not able to ask the board members anything because they are above all of us.Minutes will hopefully be approved in September. The minutes never show how they voted on things.

This is not an unreasonable request from management. You should bring someone from the community along so one of you can look at the materials, and the other can copy items of interest. Along with minutes, maybe from the past 2 years, you want to see the monthly financial reports that go to the Board members and all invoices that have been paid for the past 2 years. There will be a charge (25 or 50 cents a page) for copying but that should be it. I am aware of instances in Maryland where HOAs or condos with a lot to hide want an attorney to sit with you at $300 an hour. If this happens walk out and immediately file a complaint with the Office of Consumer Protection, Maryland Attorney General's Office.

What information would be in "the books" that you could not find out with an end of the year financial report? (which you should have gotten at the Annual Meeting)

What are you looking for? Do you want to see each expense category's itemized report (each category itemized out, check by check)?

Many mgmt co's do charge the assn for copies of records that they make. Apparently this is the case with your mgmt co and I applaud the manager for being concerned about keeping the costs down. The charges are not being billed to you so why do you care about seeing the mgmt contract? Why not just do as she suggested and take it from there? If, on the other hand, you don't want copies of anything there won't be a charge. Just let the manager know exactly what you want to review. Be specific as to what documents you would like to see.

Jeanne. thank you i have been in touch with the consumer protection.Realize if copies are made, there will be a charge. Was unaware of charging association, have been told from a management company this was usually part of the contract. (meaning i pay for copies )Doing all my steps, the way i have been informed to do.
This site is great, very educational. I do not write that great but i try!What would come under correspondence?
