We are a 118 townhome association in Southern California one mile from the beach. The exterior is wood siding. We are desperately in need of repainting the entire community and are in the process of obtaining contractor bids. If there is anyone located in this same area with the same type of construction that has recently had their units painted, please respond as to possible contractors to use (or not!), type of paint, technical issues, etc. We had one bid that we ALMOST went with until we researched and discovered that there could be potential problems with the type of paint and omissions in the contract/bid.

Hello

To answer your question about the paint, besides elastomeric paint which is like a rubber that I believe is guarenteed for 5 years, I don't think any other paint will last.

I am a plastering contractor specializing in redevelopment and modernization for projects such as yours. Stucco or acrylic finishes last for at least 20 years with visually stunning and durable results.

We can offer free advise or throw around ideas to help you with the best soultion if you like. and if you just want paint solutions I would be happy to help.
