I can't find the answer to this in our Declarations, etc. The president (or at least another member of the Board)has always filled out the paperwork for an owner selling his unit. I'm talking about the Resale Certificate, giving the realtor or title company a copy of the Declarations, CCRs, Rules and Regs. A person in our small (10 units) complex is selling her condo and wants to do all the paperwork herself. Is this legal? I'm just afraid she'll put whatever she wants to down, including no assessments, the fact that her deck has a dry rot problem caused from her stripping the waterproofing off her tile, etc. Can you help me with this? Thank you!

That needs to come from the HOA board, honestly any ethical realtor and title company would not accept it from the seller anyway.
