My management company tells me we must send to all homeowners the new election rules that come into effect July 1, 2006. Is this true? Our annual meeting is not until January and everyone will forget about the new rules if we send out now. Is this mandatory? Diane Justice

Diane, once the election rules are effective and prior to an subsequent meeting I believe all homeowners should be made aware of these new requirements. Why not send it with the notice of the election unless it is required or necessary to be sent earlier?

DianeJ - Adequate written notice in my state is no less than 48 hours, no more than 90 days. However, why not err on the side of communication and mail the rules in early July with a cover letter that the rules will be posted in a prominent place in the community (specify where). Provide reminders that the rules are posted making sure the posting stays up until January. Make copies available for owners at the meetings in between now and January and at the night of the election. GeraldT1
