Yes, I am back as of today. All is well in my new home in Tennessee. Thanks to all of you who wished me well. I see that you guys held the fort down really good and without any big crisis.

I read the new Condo Bill. Christ probably will sign it. It has some good points but some not so good. Goes into affect Oct 1st if it gets signed in it's present form. I especially like the part where it says that Board members MUST be current in dues payments and in good standing. I have some huge catching up to do. Thanks again.

Curious if you are now in a hoa in tennessee and if you intend to get involved ie run for board?

Yes we are in a HOA with a 200 home developement but only 8 houses sold in the last year. There are 10 builders and each one is begging to sell anything. The cost is higher than the average Chattanooga home so it might be a while for turnover. The Developer has already talked with me on his appointment to the first board IF we ever get that far. Funny or ironical, the CC&Rs here are so similar to my Florida association. NO pick-ups out in the driveways, no boats, campers, trailers, etc. This should be a "cake walk" for us.

There are NO HOA laws or Statutes in Tennessee, only condo and mobile homes so we are going to have an uphill battle with the State , to get them into the 21st century.

You must be a glutton for punishment. LOL. I'm sure you'll have the State of Tennessee up to snuff in no time. (Actually YEARS.) Yet I'm sure that the beauty and the serenity and the peace of the state will make you feel so much better than the sweltering, oppressive (?) heat of the state of Florida. You certainly can think more clearly when you have fresh, clean, cool air to breathe!

I DO have a question for you though....(sorry)....you said that you saw good and bad things in the proposals for Florida State Statutes that Gov. Crist (or Christ) will probably sign. Just what exactly DO YOU feel are not benificial for Florida Condo Associations? I've read them all and can't really pinpoint any that will be detrimental to associations. But I trust YOUR opinion and judgment.

With you there hopefully you will get them to enforce from day one rather than what happened here. Maybe then we would have considered joining but the way it is, 7 years, no enforcement, how the heck can you possibly get ALL homeowners to now comply with all the outstanding violations if they go after one type and not another then selective enforcement and lawsuits seem inevitable.

I have not forgotten you. I have a whole lot less time here for a while. I tried to paste and copy my e-mail that has all of the proposed changes and it will not. Give me a short time to figure out how to do it. I reread the bill contents again and it seems fairly pro Board. I promise to do it for you

Donna, please don't knock yourself out!!! Moving is one of life's most stressful situations. While you were gone, two other people on here were kind enough to send links for all the new proposed changes. They were a big help. I was just curious as to what your feelings were about them. Thank you, though!
