This posting may seem absurd, but it is true.

The board was recently informed by our management company that an outside vendor was performing some maintenance services in a homeowner's condo unit. This maintenance man was up on a ladder fixing the HVAC. He reported to his employer that the “homeowner grabbed his butt a few times” while he was on the ladder. He thought maybe the homeowner had been drinking. The owner of the maintenance company reports that his maintenance crew felt very uncomfortable and if it happens again, they will leave the unit without making the repairs.

Has anyone experienced a similar situation and how did the board and its management company handle it with the homeowner and outside vendor? Thanks.

Kelly:

That sounds like a crime and should be handled by the proper authorities. IF the maintenance company, in particular the repair person, doesn't want to report it that is there call. As an HOA president if there is anything that has a criminal matter with it I direct it to police, that isn't my job.

Yes, this should be reported to the police and the association pretty much needs to keep their hands off of it for liable reasons.

We had an incident at the pool this weekend where a guy served three non-resident minors alcohol in which he didn't know. Fortunately, a board member was there and called 911. The police came and reports filed but no arrest made due to the lack of evidence. This is a tough place to be in as the association president. You want to make the residents aware of things but you cannot be putting false information out there about a homeowner due to liability. This guy has been rumored to take photos of young girls at the pool and other 'creepy' things.

We are sending him a letter stating the incident and any further 'issues' will result in revokation of his amenity privileges. We will also let residents know of the incident and that parents need to accompany their children to the pool. And if they or the child are involved in an incident that makes them uncomfortable to call 911 and tell their parents. We have a problem with the pool being a 'babysitter' and it just isn't a safe place unfortunately.
