This might sound like a silly question, but we are having a major discussion about what constitutes a screen. I am the President of of HOA in NC and we are located on a lake. We have lake access and our covenants state that boats can only be stored on number lots only if in an enclosed garage, behind a residential structure or at such other screened location within the building set back lines.

Many residents feel that since we are a lake access community - why should their boat have to hidden. Yet many on the residents have put fences in front or around their boats. As the President, I feek that we can not waive this covenant since many residents have followed the rules and regulation of the community, while other do not want to.

Then there is the clarification of what is a screen - If anyone has this in their covenants - I would like to hear from you about how you define a screen.

Screened to me means hidden from view. A screen is often is an Architectural committe approved structure such as a fence.
