For the first time, our board (I'm pres) decided to place liens on homes who were past-due. Out of 8 liens, two have paid.

How do I file a release of lien? The lawyer gave me a form to use; but no real explanation and I don't want to pay for consultation from him if I don't have too.

I've filled out all the information; but does the owner then take the form to the county for filing and pay the fees. Or do I? I assume the owner does but needed clarification.

The Association files the lien and the association releases the lien by filing the appropriate form letter with the County Clerk's office. You can call your County Clerk for more information, such as cost and mailing address.

Hi Michelle,
In Florida you have to satisfy the lien before it can be dropped. We just had a case on this in which the homeowner was very upset, but if they would have paid their assesments on time there wouldn't have been a lien
