Does anyone know if a HOA in Florida is able to charge a monthly rent for a space in a locked compound? This is a space that has 48 parking spots in a 278 home community. It is for commerical and rec vehicles. The board wants to charge $25 a month for the parking spots so they may fix the parking lot with general maint and to update the yard. Since every homeowner does not have a spot it does not seem fair to make everyone pay to have it paved.

Why would the board charge every homeowner instead of just the ones using the parking spaces? I can't imagine state legislature not allowing an HOA to charge for this type of thing but to do it fairly would be the only way to go.
This is different from swimming pools and tennis courts, etc.
