Im interested in purchasing a home in las vegas where there is a home
association. I'd like to obtain a copy of the last 2007 meeting and minutes
w/any upcoming plans for the community, cost, lawsuits etc. that I should be
aware of. I want to make sure there would be no extra cost incurred other
than the hoa fees, or special assessments associated with this purchase. I did obtain an old copy of the ccr's, but
the bank's listing agent in which I am purchasing from will not provide a copy of it of last year's meeting, expenses, etc of the association, (Bacara Ridge Association). Are they required to, I heard it is provided to the homeowner free of charge and understand that since I am purchasing from a bank they might not have it but shouldn't it be included in a resale package? They state that they do not want to pay for the cost of
obtaining the copy. According to the documentation I received, I read that
this would be included in a resale package. Could you please advise on how
else I could obtain a copy, my realtor suggested to ask one of the neighbors
established in the community, but since I don't know of any now, I don't
know how this could be obtained. If you can help me please write to the

The location is North Las Vegas, Nv--Lamb and Tropical subdivision. I believe it the HOA is called BACARA RIDGE ASSOC. On the front of the CCR is Bacara Ridge Association dated 2004.

CW2: The present owner should be willing to contact the Assn. Property Mgr. or the Assn. Exec. Board for a copy of the CC&Rs. Any prospective buyer will request the same. You are wise to request info prior to signing anything and you are right in wanting specifics--the owner certainly should be able to provide their copy of minutes and budget report.

In any home for sale, a prospective buyer wants to know tax bills, heat/elec. bills, etc. You want to minimize your 'surprises' and that's certainly understandable. Good Luck!

Thank You. But since the present owner is a banking institution (a repo), my real estate agent was dealing with the listing agent for the bank, he's the one who told us they won't pay HOA for a copy of the minutes. (I thouht it would be included in a resale package as I read). I guess my next step would be to try to get in contact with the Association itself as you suggested. I was hoping they would be linked to this website. Thanks again. CW2

CW2 - In the scope of your possible investment, your incurring the cost of copies of minutes is pennies. How many pages could the minutes possibly be? Offer to pay the cost of duplication, could be anywhere from .25 to $1.00 per page. Also, it's best to not include the specific names of the association, attorneys, or community residents, just so you know.

Hi CW! I live in the valley too. The way the state laws are written the Banks as the owner of the foreclosure property don't have to provide you with anything (sorry). In Nevada all associations are required to file with the Secretary of State, you can find out who is who in your assocation by doing a business entity search on the S of S website.
