What do you look for in a company? What should they be responsible for? What liability do they assume due to homeowner or boards actions>

Justin, Condo or stand alone homes? There is a big difference. Are you looking for Board member insurance or structure/liability of structures and grounds?

Stand alone homes, 408 of them I believe. I had no idea that their was insurance for BOD, but here in NC that is probably a good thing. I was asking about structure/liability insurance, but I'd be interested to know about BOD insurance and what it covers.

There are only a few companies that look at insurance for HOAs and most agents all go to the same few sources, our association has always looked to the agent that provides the service. Will they come to the community and meet with the board initially to review the community and provide some risk assessment? Will they come to the Association Meeting annually to review the coverage the association has or may need. Are they willing to provide basic education for new and existing board members about what your coverage entails and steps you and your board can take to limit your liability or re-assign the liability?
There are a lot of coverages a good agent will help you understand. And I feel our agent is a member of our own advisory board who has kept us out of hot water more than once.

Additionally, your governing documents may identify certain required coverages and directions for dedutibles.

D&O (Directors and Officers) you will want to ask if it covers those who are no longer on the Board, if it will cover volunteers.
E&O (Errors and Omissions)
Liability
Fidelity
Garagekeeper
Boiler
Marine
Worker's Comp - even if you don't have employees
Vehicle (don't think that because you don't have any vehicle that you don't need it - if one of your volunteer board members are doing something as simple as driving around looking for violations of the governing document, your Association could get attached to anything that might happen)

But my personal favorite is Loss Assessment Insurance - Each homeowner should be made aware of this inexpensive insurance coverage (and it is their responsibility to get in touch with their own insurance agent and purchase it themselves - I think it cost me about $12 per year). This is the insurance I have that covers me if a person gets hurt at the swimming pool and sues the association and wins a big settlement - which would mean a special assessment for each homeowner... for $12 I'm covered.

Talk with a professional insurance agent and determine if their level of service will be an asset to your association.

THANK YOU! I don't believe I have seen an insurance agent from our insurance company at anything we have done. I do know that our insurance runs out in April or May and with some of the issues our community has had to deal with in the past, we are very interested in how the money is not only spent...but what it buys us. Thanks again for giving me a starting point!
