I would like to survey the online HOA group reguarding their swimming pools.

My question is--- is/are the swimming pool(s) in your HOA staffed durring open hours or unstaffed. If your pool is staffed please state what position or qualification is required. I am trying to establish what is the "norm" for managing the community pools.

please indicate your tittle ie. board member, rec cooridinator, pm, attourney etc... and provide your response followed by clarification or comment if so desired.

Gated, of course, and signs up about no lifeguard, etc and our pool is totally unstaffed.

About your survey, I live in a gated community over 55+ in massachusetts we have a pool it requires purchase of a key. Pool rules are posted and no life guard ever.

2 pools, both gated, locked (require key), home owners or their tenants have a key.
Signs posted
no one allowed after 9 or 10PM (you will get a notice)
NEVER staffed

Colton, CA
1 Pool, gated, OPEN during day time hours, closes 8PM during winter, 10PM during summer. Gates LOCKED when closed.

permanent residents (M.H. owners) and part is RV park (transient)
All use same pool facilities

NEVER STAFFED

We live in a 375 home neighborhood. Are pool is only open when lifegaurds are on duty. Members in good standing must bring amentiy tag to unlock gate. Pool hours: 9am - 10pm weekends, 9pm weekdays

Our County Health Department determines is a lifeguard is required based on the size of the pool. Our pool is of a size that does not require a lifeguide.

Attached are a copy of the rules. (subject to changes by the Board and Health Department)

Please note that our Association also has an article in the newsletter at least once annually at the beginning of the swimming season, that homeowners are advised to discuss with their personal insurance agents a coverage called "Loss Assessment Insurance."

Please become familiar with this insurance, by talking with an insurance professional. It only cost me about $12 per year, but the peace of mind is priceless.

Roughly 400 homes, staffed with Lifeguards, 21-25K per year for Lifeguards and maintenance. Estimate roughly 5-78K per year in other related expenses, replacing broken equipment, tables, deck chairs, umbrellas, misc other repairs. It seems that none of the contractors really know how to winterize a pool. I'm sure that it has a significant impact on our insurance premium, but I wouldn't know that figure. A Pool is like a boat. It's just a large hole in the water where you throw you money. If we could sell it ..like a boat, I'd love it.
