To all,
When you look at your association as the whole, what are your thoughts? What ever they are they will include ways to make it better.

I would like my association to have more full time owners.

The cards are all stacked the other way by the Real Estate folks to sell property and if they can do it easier by dangling, "You buy this place, you can rent it out during the season and have the rest of the year to use it. You will get your mortgage payments and then some and don't forget, this will be good property to hold onto because there is a huge demand for rentals and property values will go through the roof."

Just business.

But what if there was a way for associations to self promote.
How about working this thought around and see what wonderous new innovations that the internet can provide to do this.

We offer rental properties all over the internet, developers all have ad programs that push their products, why can't we have ways to attract the kind of people we want to be our neighbors?

RobertR1 - As a whole financially my association needs to transfer additional funds to reserves at a minimum of $38,000.00, increase the monthly maintenance fees for utility costs, take a very hard line with the developer to negotiate at minimum $1,000,000.00 for construction issues, and find new and exciting ways to get the younger owners to take an interest in running the day to day with the MC. How that all resolves itself, only time will tell.

As for self-promotion you are spot on with that concept. I would like to see our association have a secure database marketing each of the 4 townhouse model layouts, interior features, homes for sale, general tax range, community amenities, local landmarks/business/shopping, proximity to major transportation, and mission/vision statements. We could then provide the community, and all the real estate brokers access to this site as a marketing tool.

Robert - you DO have full time owners, -- it's the residency that you'd probably like to see changed.

Your challenge is to get people who live out of state to be more connected to what they consider an investment or vacation home.

RobertR1: In thinking about your post, I am reminded again, unfortunately, of the lack of legislation on behalf of community associations. This is a serious concern of us here who, as we get involved in posters' dilemmas, we are again faced with the truth that we have no allies and nowhere to go with our concerns.

So, the immediate answers continue to be, recall the Board or B-member, ask for resignation of B-member, rally the 'troops' to sign a petition against the concern---we are left to solve our own problems or we ultimately move out. We have to admit, association government (or lack of) is giving community living a Bad Name!!!

I don't want to dampen your New Year Spirit!!! but...until state law starts 'hearing' our cries for help and providing some type of "Community Association Advocate", I'm afraid the rentals will continually increase.

Don't you hate that??? Susan hit that one right on. What someone in your association needs to do is to hammer away at the part time residents to get them to understand how much they need to be more involved. Do you have a newsletter? Someone needs to step up and start to press the missing owners issue. When they say "absentee owner", these people really take that to the limit. My main complaint is apathy. Our homeowners are all here and full timers but they sit at home during meetings and they go holy ballistic when something changes, especially yearly dues. I love that one because I cannot even get out of the gates without someone flagging me down to cry about it.
