My deed restrictions clearly indicate that "an attractive garden house" is permitted. But in another section the restrictions indicate that all structures must be approved by the board.

Our board has put on their website that "sheds" are not allowed. They clearly do not want these structures in the neighborhood yet they have not defined what kind of "garden house" is allowed.

I submitted plans for a beautiful "garden house" with windows and french doors, and still the association board has denied it. I feel the board is imposing their own personal preferences and not adhering to the deed restrictions as written.

I truly need this structure and the deed restrictions do say you can have one, so what is my next course of action.

Diana, I would write them a letter pointing out the deed restriction and request they advise you of what attractive garden house will be approved. What they posted on the web site can not legally preclude or override the deed restrictions.

This seems to be one of those murky areas often found in governing documents. A Garden House for one person could be another person's shed. Again, I relied on Google because I had never come up against the term Garden Houses except for those on the outskirts of European cities where garden plots are laid out and each family owns a spot of land to garden and erects a small structure to have their tea and keep their tools, etc.
The range of what a Garden House could be is as wide as the rainbow of people we are.

This is "bring me a rock" management, and needs to be stopped.

The board should provide regulations on what IS acceptable, it is not up to homeowners to continually guess or play "warmer/colder" with suggestions.

The board needs to do their job, provide a guideline, and stick to it.
