The following is taken from our Homeowner's Association Documents...

Roofing:

The entire roof of the building, any and all roof support structures, and any and all appurtenances to such roof and roof support structures, including, without limitation, the roof covering, roof trim and ROOF DRAINAGE FIXTURES (emphasis mine) all of which are collectively referred to herein as the "roofing" are included in these common structural elements.

My question...

Are "roof drainage fixtures" considered gutters? Or are roof fixture drainage fixtures "flashing?" Or, what?

William, I think the phrase 'roof drainage fixtures' was used in include all fixtures related to roof drainage. This would include flashing, gutters, downspouts, and every other fixture related to roof drainage.

Sounds like legalize to me to cover gutters and downspouts. Usually flashing is considered part of roofing material.
