everyone-

I need a covenant violation template form to use in our neighborhood. Also-does anyone have a fine schedule example that we can use. I have seen where people are charging 25. a day for things and I have heard that is usury, so what is fair for different things? And then also how many days do you give for violations? Like grass cutting, pressure washing, junk vehicles, garbage cans, etc. If you think of anything else please let me know.

No, not specifically but it has in there about maintaining the home and its surroundings (landscaping). Should we be addressing that? The property manager did and now we have taken over from them. Im a little concerned about the vinyl siding and the mold and dirt that collects on the side but if we cant do anything about it, then I definitely need to know.

Fines vary from state to state. You need to check with your state laws. NC Planned Community Act allows for up to $100.00 per day, per violation. The board can adopt a policy and let the fine "fit the crime" per say.
