I am more curious than anything.... but.. at our coming BOD meeting in January, they are going to ask the contractor for plumbing to come in to introduce himself to the BOD and to ask him a few questions... Has anyone had experience with the inviting of contractors to a BOD meeting? If so, what kind of questions COULD be asked to better find out their attitude.... their qualifications... etc?

This is surprising.... Hasn't a BOD ever had a contractor into their meetings to meet them... to discuss anything??

We do it all of the time.
The Direct T.V. rep. came and gave us the scoop of dish, Fiber Optic verses cable so that we could make a more learned decision. Our Lakes and Littorals company came and explained what they had to do and what the residents shouldn't do.

If we are going to have to make a decision on a service company, we usually get them to explain to us what they will be doing and why the charges are such but we are required to do some of this because of our large association income. State Statutes require us to get mulitple bids and this is why we ask them to address the members.

As for the plumber,? it sounds like you have already hired him so his coming to address the meeting sounds a little excessive.----But it never hurts to make personal contact with a service person.

Thanks... I guess I was not thinkng.. If we are interested in hiring an electrician (for example), we could have in a couple or so firms to explain their bids.. but in the case that a company is already hired.... it is to primarily get to know them. In this case, the MC hired the company and the BOD has not yet met them so that is the reason for the question..... Getting to know them but at the BOD meeting (so the Board can meet them) and to ask them any question that seems appropriate (whatever that is)

The real issue is: who is this contractor reporting to? The Board or to the MC?

Who will pay this contractor?

Seems like the MC has the job to "get to know" any contractor that does work for the Board, since they hired the contractor.

I see no reason to have a personal relationship with a sub-contractor.

Since the MC reports to the board, the board better make it their job to be comfortable with any contractor that is doing work for them. The MC is acting as the boards agent but in the end they are doing work for the association and getting paid with association money.
