I'm president of a town home HOA in Greenville, NC. Our buildings need new roofs. Is there a possibility for a government grant to help us with the expense? The other alternative is an assessment, which must have a 2/3 majority to pass. We have 49 homeowners.

We just went through that in Minnesota. So many in our seniors community were convinced that the world was just filled with people dying to hand out money to a bunch of home owners that didn't want to have to pay for a new roof.

There aren't any up here, nor does it make much sense that there should be.

If you are a single homeowner, and your home needs a roof, you do it. There is really no alternative.

Take your vote. If your people won't maintain their community, they desrve what happens then. My guess is, they'll vote for a new roof. Then consider increasing your contributions to the reserve fund, and twenty years from now, when you need a new roof again, you'll have the funds on hand.

I know it sounds tough, but think about it. It's your home, it needs a roof - do what needs to be done!

The poster sums up what most of the free world feels. If you need roofs, you will have to bite the bullet and do what you need to do to get them even if that means a special assessment.

Wouldn't it be nice if all we had to do was ask and VOILA! the money apears. Now IF your association had some very special needs, the web site for U.S. Grants is---usagovernmentgrants.org. Good luck and let us know if indeed the government will pay for your new roofs because there will be thousands of us lined up behind you.

Thanks, Donna and Raymond. This question was asked of me at a recent homeowners meeting, so, in the interest of leaving no stone unturned, I asked all of you. Thanks for your responses.

I understand your situation. We just went through it, remember. At least half of our seniors were convinced someone was going to pay for the roof so they wouldn't have to.

In fact they wre so sure, the actually formed a committee to find grant money. After eight weeks and hundreds of calls, they gave up. You might appoint some of your more doubtful folks to such a committee. Nothing like a dose of realism to move things along.

The board, of which I am Secretary, also put in a considerable effort on this wild goose chase. But it was the negative report of the homeowners ad hoc committee that ended that debate.

In Charlotte, they have a Matching Grant Fund, check with Greensboro to see if they have a matching grants program.

What sort of matching grants fund is in Charlotte. I would be interested in finding a matching grant to help with our road, Where the city picks up our trash, it is literally tearing our road up. Most of our residents here are also senior citizens.
