I live in FLa.

Are therre any limitations as too how long a violation may exist before it is uncorrectable or otherwise un-enforceable by the BOD.

An example is that owners are affixing signs to their home's exterior wall, in public view, saying things like
"Home Sweet Home", "Bless this House", etc. Now other signs are appearing and the BOD says that we can't stop it since house xxx has had one there for over a year blah, blah, blah.

Our docs. prohibit any sign other than an 24" x 24" sign to advertise for sale or rent.

There is no statue unless your doc's state it. A violation can be enforced at any time. The longer you wait the worse it will become though. If one homeowner does it then another will follow. Then when you enforce the rule you will have a mutiny. Any violation should be a letter to correct the problem within a date, then a fine if the violation is not cleared.

RW, in some states it is not correctable after a year. However, I would advise all owners of the restriction and notify them the restriction will be enforced in the future. New violations can be enforced and old violators can be asked to comply.

RW1: Does your association have an architectural committee established to accept and approve/deny requests from residents? Your documents should speak to whether this committee is to be established and the process for architectural requests to be received.
