Hi All !

I am new to being a CAM. I was given the opportunity to move up into a company as an on-site manager. I was previously a "Resident Services Specialists" basically a front desk girl for an association. I need help! I have no idea how to "Run" this brand spankin new community. Im from residential side this community is a vacation community. send me links that you think can be helpful for me.

Go by the CC&R's, By-laws, and Articles of Incorporation just like every member has to. Know them and memorize them. Become a subject matter expert.

For sure determine the reserve study components for this community & make sure reserves are in place starting NOW. If it is brand new the first reserve analysis study will be required in 5 yrs. You need a budget to include funds for the reserves. Determine insurance needs. Know this community inside out & outside in. Establish some qualified credible vendors for maintenance repairs. Find some good contacts for like communities.
