Hello everyone,
I am new to this board.

I saw that CAI has several books on Homeowners Associations. Any suggestions on which ones are good. Myself and another board member participate in the seminars offered by our local POAVA chapter, but from what I have seen it is basically the same topics over and over.

I am the President of my HOA, I have just been winging it for the last year. I would like to read up and make sure I am doing thing correctly. Our association has been in existence for many years and let me tell you, what a mess. We have gone from over half of the property owners not paying down to 40 or so. We have over 900 lots that should be paying. Only about 250 houses,50 or so camping lots and the rest of the lots are empty.
We control and maintain our own water system and roads. Our two largest headaches and expenses.

Since I have become president, our open monthly board meetings have greatly improved. They used to be like 4 hours long and under no control, I usually have them over in an hour. An agenda is a wonderful thing.

I feel like the more I learn the more I can benefit my community,

I found all the CAI publications of value. I was the first homeowner representative to our developer-controlled board and found the materials of importance in setting up committees for finance & insurance, property maintenance, rules and regulations, and social/recreation activities.

The materials were also helpful for the forms they provided which were easily adapted to our situation so we did not have to reinvent the wheel. When new committee members or board members are elected, the materials are used as background training items for what can be done at an association.
