What is necessary to change the deed at the registry of deeds in MA to reflect newly elected Trustees of association? What kind of documentation is required?

I am in Illinois, but was recently working on condo issues with my family who was selling one in Massachusetts.

Their documents stated the Trustees in general for their Board, and in care of the incorporated Association not by name.

Why not just call them and ask what they need?

I am one of the trustees at a condo in MA who recently did this? we had a certificate of trustee(s) change form the new trustees sign it as well the sitting trustees it was recorded with the registry of deeds for a fee of $ 75.00.

Can you explain what this procedure is all about? Here in AZ the Board members' (I guess same as your Trustees) names do not have to be recorded on the deed.

Of course, could this probably be a record of the turnover from developer to the Homeowners Association? That might require something like mentioned above.

Here in Kentucky we simply file an amended annual report and list the current names and business address for the new board member.

It can be done at the same time the annual report is filed and that only costs $4.00.

Same procedure here in AZ; plus the declarant deeds the common areas to the HOA but no board sigs are required on the deed. Also, there is no recorded doc required to be filed to show that turnover has taken place.

We just completed our election of trustees. Our attorney has filed the certificates of appointment and acceptance of trustees with the registry of deeds. We are in Massachusetts.
