We belong to an Association that has over 200 condos in a single dwelling that is 9 stories high. This building also has about 80% of the owners who rent their units daily to weekly (We are part of a Ski Resort) Currently there is a debate about adding a Trash Chute to the building, building inside trash receptacles, or keeping the current policy of requiring the homeowners to have a daily trash removal service (Paid by owner) or requiring their rental guest to remove the trash to the outside trash compactor. I am hoping to get some insight of the pros and cons of which would be the best approach of handling the trash. Any Ideas

No burn barrel? Sorry Sam - I'm from the country too. We have a beach condo, and I'll tell you... Trash Chutes are noisy. Not sure what they cost and I'm sure that they are usually put in during the construction of the building, but it sounds like you need to talk to engineer or at least contact the two big trash companies in your area. "Allxxxx" and "Waxxx Mgmt". They probably have some good insights on this problem.

Also - Sam, Trash Chute fire doors (which close automatically) are a maintenance problem. They are always failing. Fire Marshall hates this.

We're a twin-towers 25-story property (200 condos) and we have Refuse Rooms or closets on each floor (3-5 units per floor). In each closet is a trash container and a recycle bin. A custodian empties them every night.

Some high rises near us have trash chutes and one got jammed up with an oversized item not long ago, which caused damage through the chute wall to some duct work.

Given that there are so many units in your 9-story structure, it almost sounds as if you'd need more than one chute per floor?

We have about 35% long-term rentals, the remainder are owner-occupied. But with so many short-term rentals in your HOA, I think I'd be concerned about what they might toss in the chutes, e.g., unwrapped garbage. Unless the rooms where the chutes would be situated are large enough, you may not have a recycle option. Recycling saves us a lot of money on our refuse bill.

I resided in a 6 story condo building with a trash chute for a year and so far as I know, there were no problems.
