Hi,
Our COA is a 4 unit complex and up until recently all four units were occupied by owners. As of Dec. 1, 2011, one of the owners moved and rented the unit. The problem is our rules and regs do not allow renters to have pets. The said owner did not look before renting and rented an 1100 sq ft condo to renters with 2 unfriendly pit bulls that bark and howl the entire time the renters are gone. Does anyone have a formal letter or suggestions about how to handle this?

You contact the owner, with a copy to the renter, stating that the owner is in violation of the covenants. Cite the section of the covenants in the letter. Then follow your Associations enforcement procedure.

what tim said, and also research your municipal laws as well, they have become very hard on pit bulls and other dangerous breeds of dogs and often have barking ordinances as well.

i noticed you are in colorado. denver city/county has an outright ban on pitbulls.
