In a condo complex (where there are buildings with condo units upstairs and condo units downstairs)... what
are some of the common area problems that have to be tend to? i.e. window treatments, acoustics between floors(when new
flooring is installed), doggie poop all over the place and for which there is NO solution.

Are there any other problem areas that MUST be addressed in a letter that goes out
to all of the owners?

I would think that any letter to all members that mentions issues in the community should be community specific. The issue should actually exist and be wide spread otherwise you are crying wolf (if you remember the story of the boy who cried wolf). If the issue is specific to one member, then that one member should be sent a letter and not the whole community.

Now, a newsletter could remind members of various rules and regulations like the need to get prior approval prior to any design changes.
