Hello, I live in Texas. Our HOA has 1275 houses. 12 separate communities of which 10 are gated private and 2 are public roads all under the same Management Company (MC) and Same HOA BOD.

I have sent a inquiry for financial review of some interest free loans that have been provided to one community that are in the $300,000 range.

Question 1: I sent the email financial inquiry to the Management Company Vice President's Email Address listed on their site. This is the same lady that is at all the monthly HOA meetings. I have gotten no answer or reply of any kind. Granted it has only been 2 working days. Do I need to send Registered mail Return Receipt, or what is a realistic time to wait for a MC reply for a financial inquiry/request for viewing of records?

Also I noticed here on Community123.com they have a Website management option for the HOA. Our Current management company has a static web site that the information has not hardly changed in 3 years. The annual Financial Report says our HOA is paying $8220.00 per year for our current website company.

Looking at Community123 we could get a pretty robust website for the 1275 strong HOA with add on features for under a $1000 a year.

Question 2: Does anybody have any feedback on the website they offer here?

Just because email is instant, doesn't mean you get an instant response. give it a few days.

Your board meeting is not held in the Situation Room of the White House. It's not life or death. Let people in, keep it positive, then go home and get a good night's sleep. If you hold off drinking until after the meeting, instead of before or during, you're probably doing OK. JosephW
