Hi Kathleen,

"PUD" is "Planned Unit Development". In my case, or HOA in Arizona had several new buyers or current owners that refinanced. The mortgage companies are now including a "Planned Unit Development" (PUD) Rider which stipulates that the deed holder will abide by the CC&Rs of the HOA.

Since the County Recorder's Office in Maricopa County puts these deeds online, its very easy to download a copy of these public records and review them.

A nice tool to have if you should have owners missing their dues payments, among other things. We had one new homeowner that received a $25.00 fine for a CC&R violation. The homeowner refused to pay, even though I sent her letters on a monthly basis stating her original fine, the reason, and the accrural rate. On her last letter, I included a copy of the PUD Rider, with her obiligations highlighted. Next meeting she showed up with checkbook in hand and paid her fine in full.

In Illinois we have had a rash of new construction. Our state laws differentiate between obligations as a Planned Unit Development (PUD) and as a 'community'. here, it is important to know which you are.

In Florida it defines your original development and what your boundarys are as well as you are required to operate per the state Board of Condos/HOAs. As long as you dont modify it more than 25 percent you dont need a new one it is monumental to change one and it costs in excess of 200,000 dollard to redo. Surveys etc and engineers that take for ever and so forth.
Just understand your association has one and leave it alone.
