Could someone guide me to the NJ condominium state law. I tried to visit quite a few websites but could not locate it. Even the Meganlaw.com does not have a link.

They didn't make it too easy to find, but you can follow this path:

http://www.njleg.state.nj.us/
Click Statutes on the left side menu.
Open the section called: TITLE 46 PROPERTY
Use the Next button in the lower right side and you will need to find:
46:8B-1. Short title

Here's the first part of the statute:

46:8B-1. Short title
This act shall be known and may be cited as the "Condominium Act."

L.1969, c. 257, s. 1, eff. Jan. 7, 1970.

46:8B-2. Saving clause
This act shall not be construed to amend or repeal the act entitled "An act concerning interests in real property and providing for the creation and regulation of horizontal property regimes," approved December 16, 1963 (P.L.1963, c. 168). Said act shall continue to govern all property constituted into a horizontal property regime thereunder, provided that upon waiver of any such regime as provided in said act, the real property may be subjected to the provisions of this act as provided herein.

I would start with this document (http://www.lawrev.state.nj.us/ucioa/dtrpt4a.doc).

It is from the New Jersey State website. Your best bet is to GOOGLE search for C.46:8B. That appears to be the latest NJ Act concerning Condos, but there also appears to be several amendments. I only spent a few minutes looking for what I found so a more intensive search may be in order to obtain everything you need.
