Our Florida Mobile home Park Prospectus was designed in 1986 and found adequate to meet Chapter 723 of Florida Statutes June 1987 and filed in Tallahassee.
There is some on our Board of Directors as does the Park Owner feel that the document needs to be changed / tweaked or modified.
The park was originally a RV park tents and pick up campers as far back as 56 years ago. As time progressed travel trailers and pick up campers was slowly replaced by small mobile homes. The park was for a lack of a better term, "jerry rigged to fit the need at the time". By that I mean utility right away was never described, the present mobile home are in some cases less then 5 feet from the gas meters or Electric Transformers. The prospectus calls for 10' Rear Yard no mention of Utility Right of Way.

The prospectus indicates that lawn mowers would be supplied to the residents, we pay for a contract to mow the lawns,we had a building with bathroom etc. at the 9 hole golf course that was destroyed during one of the Hurricanes. That building has since been rebuilt and is now used primarily as the park managers office.
The Prospectus states 251 lots are available, HOA says 195 usable owner says 200. The difference creates trouble when applying for Liability Insurance for our HOA activities. The same is true for the Park Owners. The Prospectus describes a building called Mens Club that building was destroyed in a hurricane and not rebuilt for that usage.

The above is just some of the items that we feel need to be addressed.

Question: Is it possible to just modify the Prospectus, or must it be re written, Chapter 723 is vague.
