Does anyone do a welcome/newhomeowner packet? If yes, what does it contain?

I don't see a law that says that we need one, but it would be helpful as people move in and out of the community.

AdamM, I PERSONALLY welcome all new owners for the HOAs I manage and answer any questions they may have. The following letter is provided:

Dear Homeowner:

Welcome to _________________! We are pleased to have you as a neighbor. The Declaration (Covenants) including two amendments, the bylaws, the current rules and regulations, the minutes of all board and members meetings for the past year and the annual budget should have been previously provided through the seller’s real estate broker. If you need copies of any of these and/or any other HOA documents please advise me and they will be provided. Attached are the annual homeowners directory, copies of the past years quarterly newsletters, a request form which should be used for modifying the exterior of your property, a notification request form for receipt of official HOA notices, and a copy of CAI’s Rights and Responsibilities for Better Communities.

The annual assessment is currently $__________ and is payable quarterly in the amount of $________ due by the first day of the quarter. A reminder statement is provided prior to the due date. After a 10 day grace period an account is delinquent and is charged a late fee of $_______ per month. DARCO conducts a weekly inspection for Covenant compliance. You may call at any time regarding an alleged violation and may request anonymity. The Board of Directors of the Association is comprised of five owners with one or two elected at each annual meeting for a three year term.

You are encouraged to actively participate in subdivision and City activities. You may wish to check out the City web site at www.cityoflonetree.com. Trash is picked up Wednesdays by BFI, phone: 303 287-8043. Place trash in containers near the sidewalk after sundown on Tuesday and pickup emptied containers promptly. The City of Lone Tree currently pays for trash pickup and they remove snow from the streets. You are responsible to keep your sidewalk free of snow and any other obstructions. Vehicles should be parked in the garage with the garage door closed when not in use. Do not to park at the street curb unless necessary as this can create a safety problem.

Please provide the information you desire to be disclosed in the next annual homeowners directory and included the HOA's e-mail directory. Include your call names; phone number and email address; names and birthdates of children living at home and those interested in jobs babysitting, pet sitting, lawn mowing, and/or snow shoveling.

Our neighborhood has a volunteer that delivers a welcome package (bag)to every new neighbor.

Inside are the following items:

1. An application to join the association

2. A jar of peach jam and other "Georgia" things

3. A resource guide that explains all of the important phone numbers for the County that we live in.

4. A Neighborhood Directory

5. A copy of our Bylaws and Covenants

6. A flyer that explains the features of our Web Site

7. A cover letter that gives a warm and fuzzy welcome and a phone numbers for all of the board members.

8. Flyers that talk about local tourist attractions

My Management Company does it automatically and I trust them to have a good packet. The present Board has to focus its time on refloating the sinking ship the prior Board left us with. One recommendation is to avoid including info that goes obsolete too soon or too frequently. Remind them they are required to read all their documents if they haven't done so already and provide point(s) of contact.

I don't welcome each buyer personally, but would welcome a volunteer to do that. I do visit owners for problems and look at each property who wants to change something on the exterior.

Personal welcomes are great as it has a positive first impression. Hopefully the number of properties flipping does not make it too much of a burden.

I do 98% of our reliable, newly restarted quarterly newsletter and have started doing an annual report as well.

The Annual Meeting should be encouraged for owners' face time. Helps get a quorum. But other ways of contact are good at any time.

We are a simgle family home community HOA. I send a simple 'welcome letter' that includes our contact info, web site info, and a reminder that we have Covenants (and where to down,oad them,/get a copy).

We also include a copy of our last newsletter and our financials. It is inexpensive (40 cent stamp...) and we have gotten a really great response.

We lack volunteers, and since the Board fully manages our HOA we don't have time to perssonally welcome anyone. But it might be nice!
