Hello everyone!

I am sure someone has had this problem and I would appreciate any wisdom.

We have a few homes that are for sale. We are in a enclosed community with only two enterance/exit roads. In that area, the homeowners have put up "For Sale" or "For Rent" signs. It is starting to look really ugly and I am afraid that it will draw people away from buying in our community.

How do you all handle this in your communities?

Our HOA CC&R's allow legitimate "For Sale" signs and "Take One" brochure tubes affixed to those signs, in the front and/or side yards of properties. Signs placed at the "entrance" to the community are not permitted since this falls into the "common area" or on the county right of way. Placement of signs are prohibited in the common areas and prohibited on county right of ways by local law. If I understand your dilemma, the signs of which you speak are beginning to "collect" in an area near the entrance/exits to indicate properties are for sale within the community. Check your CC&R's for common areas and with the county for restrictions if the areas are within the county right of way. The BOD can have common area signs removed without notice and the county will remove any signs in their right of way if they are reported.

You are exactly right about "ugly". Further, lots of signs can be interpreted as "must be something wrong here, everyone's leaving" or an appearance of competition, which ALSO drives prices down. Check for laws protecting "Open House" situations.

Enforcement is a sure way to fast unpopularity. Be prepared for that or find someone who will.

If you were not living in an enclosed community you would not give a darn if those for sale signs were in the front yard of someone wanting to sell their property.
But when they are grouped at the entrance to your closed community it is easy to see why it might create the impression that "there's something wrong here".
We have a size restriction on our for sale signs which is pretty well adhered to by local realtors and the fact that the signs are permitted on the property for sale rather than at the complex entrances creates a better impression than group signs.
