I went over to the Deed office at our local courthouse to find all of the covenants for our neighborhood. To say that it is confusing is an understatement. Can anyone tell me the process for tracking down any paperwork that pertains to our neighborhood in this room full of deed books? How do I know if I have everything?

You might never know. Here are some pitfalls:
Did the developer put a final version on file if changes were made? Maybe not. Are all Board Resolutions on file? It's a good bet they are not. Have the applicable board files all been saved? More quicksand there. The last ditch thing to do would to be ask the member ship about files or recolections. This makes the board vulnerable. Try asking all previous board members before "going public". If you make changes to anything but a good baseline, you might be wasting your time, and it would be considerable time at that.

DavidK2,
It’s been some time since you posted last. I was curious if you found what you were looking for?
Do you have a current BOD? If so then what are they enforcing? When you do find these “hidden documents” what, then will you do with them? if you don’t have a BOD. Just curious.
