We have only 8 units in our HOA. Do any one know anything about Rental restrictions (limitation provisions in California. The more rentals, the more problems and bad experiences there seem to be. We have 1 rental and 2 more coming up next year. What can we do?

If your documents do not already address rentals, you will need a majority (whatever your documents require) of your owners to agree to a rental policy. Since one is already a rental and two more are becoming rentals, there's probably three votes - 37.5% - against a rental policy, leaving 62.5% from the other 5 members who might or might not vote in favor of a rental policy. But if your documents require say 67% vote to change your documents, you are sunk already.
There has been a lot of discussion on here about HOA rentals. Do a search for "rentals" and see what comes up. Harold

Please refer to a prior discussion on rental restrictions at
http://www.hoatalk.com/Forum/tabid/55/forumid/1/postid/7342/view/topic/Default.aspx. If your units are restricted to single-family residences, there may already be a restriction against some forms of rentals.
