Our new HOA in Oregon has a gate which the developer installed and it came with 20 remote controls. There are 15 lots that will use this gate. I gave out 1 remote per lot. As President, I have been asked if each lot owner will only get one remote. Some would like two and some have more than one owner per lot so might need 4 to 6 remotes. These remotes each cost $35.00 and I don't feel the HOA should bear the cost. In my mind, if a lot owner wants more than one they should pay for the additional ones. Also, the gate can be opened with a keypad code which everyone has. I'd like to hear some input on this. Should the HOA pay for additional remotes or should the lot owners ? Thank you, Marsha

In our gated community the HOA does not pay for any homeowner remotes. The homeowner pays for any and all remotes they need, at $35.00 each.

There is a combination pad on the gate intercom which they can use if they choose to not purchase a remote.

Since every home has received at least one free remote, it doesn't seem that the HOA should pay for the extra ones. In my opinion, anyone who wishes to have more than the one free one should pay for it. If they pay, they can have as many as they want.

WilliamT - I too live in a gated community with transponder remotes that attach to the windows of each car. Each unit gets two remotes, anything additional is paid for by the unit owners. However, the initial remotes were not free because the money came from the HOA mainttenance. My suggestion to you is only provide each unit a very limited number of remotes even if they wish to pay for it. Entrance into the community should be a privaledge first for those who reside in the community. The more remotes, the more long term parking. Do you have an attendant at the front gate as well? Thanks, Bill. That's pretty much my sentiment also. They have the code and a keypad on the monitor. The remote is a luxury for not having to hang your arm out the window if it's raining.

Hi Gerald. No attendant, just a gate with computer monitor. We are so new that there aren't any homes built yet, just in the process of developing 4 lots.

Usually people will only want a maximum of two, and we don't have a parking problem. People who have new cars don't even buy a remote now because they can program the gate code into the function on their automobile remote along with their garage door opener.

The guests of the homeowner are able to get in by using the intercom to call the homeowner who buzzes them in.

We are a gated community with a keypad and the first two gate cards are complimentary with a charge for each additional one. Owners/members are allowed a total of four gate cards regardless of how many lots they own.
